Mull & Weithman Architects is a full service architectural firm ready to help you see your project to completion.
PROGRAMMING – develop the project program based on your goals and needs.
SITE & LAND ANALYSIS – including environmental studies required by state & local law, geotechnical, building positioning, traffic, recommendations for any required mitigation, and other studies as necessary. Provide all services required to design, specify & coordinate site design, including grading, utilities, parking lots, roads, driveways, hardscape, landscape, and lighting.
BUDGET – be financially responsible to the goals of our clients by developing overall accurate budgets, including hard & soft costs and reduce the overall cost of construction.
SCHEMATIC DESIGN – create conceptual design drawings for the building and site, provide preliminary estimates of probable cost, perform code analysis and conduct community presentations.
SUSTAINABLE DESIGN – develop a list of sustainable goals and incorporate them into the early design, determine level of LEED certification if desired.
DESIGN DEVELOPMENT – work extensively with the members of the design team and begin to finalize the integration of the building’s structural, mechanical, electrical, plumbing systems, security, and furniture, fixtures, & equipment, etc. We will meet with the Building Department to obtain a preliminary code review for the project, and present the design and alternates to any required area commissions and the public for approval.
CONSTRUCTION DOCUMENTS – work to further develop the drawings & specifications to expressing the character of the proposed facilities and provide the necessary details for the Bidding and Construction processes. This package will include accurate, scaled, site plans, floor plans, and elevations or perspective renderings.
COST ESTIMATING – performed utilizing “Means Construction Cost Data”, actual pricing of specific components, and historical data assembled by our team members. All services including construction estimating, life cycle costing, value engineering, and critical path.
BIDDING & NEGOTIATION – a Pre-Bid meeting with the our client and interested bidders. In this meeting, we will review the project scope and address any questions.
CONSTRUCTION ADMINISTRATION AND SITE VISITS – pre-construction meeting with the client & the Contractors to review the project schedule, sub-contractor’s qualifications, schedule of values, pay application, LEED administration and submittal procedures. Field observations, testing & inspection, and project contract completion, including Punch list, preparation of record drawings, and closeout will also be provided.
CRITERIA ARCHITECT – prepare conceptual plans and specifications and assist public clients with creating design criteria for a design-build project, and, if requested serve as the clients representative during the design-build project to confirm the design prepared by the design-build firm reflects the original design intent established in the design criteria package.
